OVERVIEW

What Is Exterior Repairs?

Exterior repairs cover everything that touches the outside of your commercial, multifamily or mixed-use property: roofing, siding, stucco, EIFS, masonry, brick, concrete walks and curbs, glazing and storefronts, exterior doors, soffit and fascia, gutters and downspouts, painting, sealing, and waterproofing. Houston's climate — Gulf humidity, hurricane-season wind events, occasional freezes, and intense UV — is unusually hard on building envelopes. Tell Projects is the general contractor commercial and multifamily owners call when a single trade can't solve the problem. A roof leak in a strip center isn't just a roofing job; it's flashing, parapet caps, sealant joints, interior drywall and ceiling tile. We coordinate every trade under one schedule and one warranty.

THE TELL PROJECTS DIFFERENCE

Why Houston Choose Tell Projects for Exterior Repairs

Single-Point Accountability for Multi-Trade Exterior Work

Most exterior problems involve at least three trades. We coordinate roofers, siding crews, masons, painters, glaziers and concrete teams under one Tell Projects PM — so when something needs to move you call one number, not five.

Highest-Level Texas Contractor License

Tell Projects holds the top-tier Texas general contractor license, qualifying us for the most demanding commercial and multifamily exterior projects. Many "exterior repair" outfits operate as roofers or siding crews only — we are not.

Houston Climate Expertise

We've built and repaired through 15+ years of Houston weather including Hurricane Harvey, Winter Storm Uri, and routine Gulf-coast storm events. We know which products and assemblies last in Houston and which fail. We use them accordingly.

Insurance-Claim Documentation

If your repair is tied to a storm or insurance claim, we document conditions to adjuster standards — comprehensive photos, scope spreadsheets compatible with Xactimate, and direct conversations with your carrier and public adjuster.

Tenant-Occupied & Phased Work

For multifamily, retail and office buildings that need to keep operating during repairs, we phase work to minimize tenant impact — protected walkways, scheduled noisy work, temporary weatherproofing while sections are open.

HOW WE WORK

Our Exterior Repairs Process

A repeatable, transparent process that takes your project from first conversation to final inspection without surprises.

Step 1: Comprehensive Exterior Inspection

We walk the entire envelope — roof, walls, foundations, windows, doors, soffit, fascia, gutters, walkways. We document every condition with photos and identify whether issues are cosmetic, performance-impacting or life-safety.

Step 2: Scope & Budget Development

Within 5-10 business days we deliver a line-item scope grouped by trade, a budget, and a phased schedule. If the work is insurance-related, we deliver an Xactimate-compatible estimate to share with your carrier.

Step 3: Permit & Insurance Coordination

Most exterior repair work in Houston requires permits — especially structural, roofing over a certain SF, and electrical changes. We pull permits, coordinate with your insurance carrier on supplements, and align with your HOA or property manager if applicable.

Step 4: Site Setup & Tenant Protection

Before demo, we install temporary weather protection, post safety signage, set up dumpster placement coordinated with your operations, and brief tenants or staff on the schedule.

Step 5: Trade Sequencing

We sequence work so dependent trades don't conflict. Example: stucco demo before masonry repair before re-stucco before painting. This is where our GC coordination saves weeks versus self-managed multi-trade projects.

Step 6: Final Walk, Warranty & Documentation

We walk the completed work with you, address punch items, hand over manufacturer warranties (roofing, sealant, coatings), and deliver a digital documentation package — photos, permits, inspections, warranty registrations.

FREQUENTLY ASKED QUESTIONS

Exterior Repairs FAQ

How long does a commercial exterior repair project take?

Most exterior projects in Houston run 2-6 weeks. A single-trade repair (roof patch, sealant joint replacement) can finish in a few days. A multi-trade facade refresh — say, stucco repair plus paint plus storefront glazing plus walkway — typically takes 4-6 weeks. Hurricane-damage projects with multiple buildings can run 8-16 weeks depending on insurance coordination.

Will my insurance cover the exterior repair?

If the damage is storm-related, hail, wind, or fire, yes — typically. We're experienced working with carriers including State Farm, Travelers, Liberty Mutual, Chubb, AIG, and Texas-based commercial carriers. We document scope in formats your carrier expects, and we coordinate with your public adjuster if you have one. We do not act as your adjuster — we're the GC who builds what's owed.

Do you offer warranties on exterior repair work?

Yes. Our workmanship warranty covers labor for 1-2 years depending on scope. Manufacturer warranties on roofing membranes typically run 10-30 years; on coatings, 5-15 years; on sealants, 5-20 years. We register every warranty in your name and deliver the documentation in the project closeout package.

Can you work around tenants or shoppers?

Yes. For occupied retail, multifamily and office properties, we phase work, schedule loud activities to minimize impact, install protective walkways and signage, and brief tenants on the schedule. We've completed major facade work on operating shopping centers with zero days of tenant disruption.

What's the difference between stucco and EIFS?

Stucco is a three-coat cementitious cladding applied over lath. EIFS (Exterior Insulation and Finish System) is a synthetic stucco-look system with foam insulation underneath. They look similar but require different repair techniques. Houston has a lot of EIFS that was poorly detailed in the 1990s-2000s and is now experiencing chronic water intrusion — that's a Tell Projects specialty.

Do you handle multi-building portfolios or just single buildings?

Both. We routinely work for property-management companies, REITs and family offices on portfolios spanning 5-50 buildings. We deliver capital-planning reports, prioritize repairs by life-safety vs. cosmetic vs. preventative, and execute on annual capex budgets.

Is exterior painting really a separate project from facade repair?

It can be, but the smart approach is to combine them. If you're going to repair stucco cracks, repoint masonry, or replace siding — paint after, in one mobilization, with one paint crew, with consistent color and finish. Combining usually saves 10-20% versus separate engagements.

How do you handle hurricane and storm damage projects?

We deploy within 24-48 hours after a major storm event. First priority is temporary dry-in to stop further interior damage. Then we document scope in coordination with your insurance carrier, agree on the corrective scope, pull permits, and execute. We've helped Houston commercial owners through Harvey, Imelda, Beryl and other major events.
